About Diaama

A Saudi company built on operations engineering, not paperwork.

We started in Riyadh in 2009 with a small central-cooling crew. Today we run integrated facilities in four cities. Diaama is led by an executive committee of operations, HSE and finance engineers who review every contract with the client each month, by the numbers.

Leadership values

  • Measure before we promise

Every contract starts with a full asset survey. We never commit to a response time we can't prove in the data.

  • Safety first, every time

No high-risk job starts without a permit and energy isolation, however urgent it is.

  • Full visibility for clients

Clients see what we see: requests, technicians, reports and invoices in one portal.

  • Qualified Saudi talent

We train Saudi engineers and technicians and give them a clear career path.

Services

Take them separately or as one integrated FM contract with unified KPIs and a single monthly report.

Sectors

Every kind of building has its own rhythm.

We plan operations around the facility's hours and risks, not a fixed template.

  • Shopping malls

Cooling that holds at peak hours, and works done after closing.

Night shifts and a resident site team

  • Hospitals & clinics

Correct pressure in theatres and tested standby power.

    Critical tier with 30-minute attendance

  • Schools & universities

Major works in holidays, strict safety in term time.

A summer plan signed off before year end

  • Residential compounds

Many small resident requests and quick, courteous replies.

Resident requests via portal and mobile

  • Government buildings

    Specification compliance and audit-ready reporting.

Monthly reports in the authority's format

How we work

Three service tiers, with attendance times written into the contract.

Pick a tier per site by how critical it is. Times are minutes from logging the call to a technician on site.

The 24/7 call centre

In Riyadh, coordinators take calls from the phone line, the portal and the app, send the nearest technician with the right trade, and watch the clock until close-out.

920 000 000
  1. Log the call

An instant reference and a priority from the contract.

  2. Dispatch

The nearest technician with the right trade and spares on the van.

  3. Fix and track

The client sees arrival and progress in the portal.

  4. Close with proof

Before and after photos, sign-off and a root cause.

Coverage

Resident teams in four cities.

We don't fly teams in. Each region has its own crew and spares store.

Technology

Every asset has a record. Every minute leaves a trace.

An FM platform built on Odoo links the call centre, technicians, stores and billing, with sensors watching critical plant.

  • FM platform

Tickets, work orders, contracts and invoices in one Odoo system.

  • Plant monitoring

Temperature and vibration sensors on chillers and pumps raise a call before a failure.

  • Technician app

Checklists, photos, asset barcodes and client sign-off on mobile.

  • Energy dashboards

Consumption by zone against baseline, with alerts on drift.

Behind the scenes

How our site and portal work with Odoo

Try the portal
  1. 1Request

A portal request becomes a Helpdesk ticket and a Field Service task, with the contract's SLA policy.

  2. 2Updates

SMS and WhatsApp to the site contact on assignment, departure and close-out.

  3. 3Invoice

A monthly invoice per contract, cleared with ZATCA FATOORA and shown in the portal with its QR.

  4. 4Follow-up

Recurring preventive visits scheduled automatically, and a short survey after each close-out.

Contact

Request a proposal that starts with a site survey.

Our engineer visits, logs your assets and their condition, then we send a scope with proposed service tiers for each area.
